At Industrial Gate, we consolidated our double materiality approach to identify and prioritize the Environmental, Social, and Governance (ESG) topics that are most relevant both to our stakeholders and to the sustainability of our business model, considering both the impact of our operations on the environment and their financial relevance to the Company. This exercise is part of our commitment to strengthen our sustainability strategy and align our actions with the expectations of the environment in which we operate.
The process was carried out through a structured methodology that included the identification of key topics, the collection of stakeholder input, and the assessment of each topic’s impact on the Company. Through this approach, we focused our efforts on matters that generate greater long-term value, while proactively managing the risks and opportunities our operations face.
The topics identified as priorities guide the design of our ESG strategy, project management, and communication with stakeholders. This assessment is updated periodically to remain current in light of changes in the global and local context.

GRESB (Global Real Estate Sustainability Benchmark), where since 2023 we have reported our ESG performance to benchmark against the highest international standards.
At Industrial Gate, we develop and operate industrial properties under the highest sustainability standards. As part of this commitment, we have obtained EDGE (Excellence in Design for Greater Efficiencies) certifications, promoted by the International Finance Corporation (IFC), and LEED (Leadership in Energy and Environmental Design) certifications, awarded by the U.S. Green Building Council (USGBC).
